When buying a property there are two key words – Information and Communication.
The more information that you can gain the better before committing to a property. This helps the buyer make the right choice and it’s good for the vendor because they are less likely to be disappointed down the line… Communication is vital in the pre offer stage and the legal transaction. The estate agent will hopefully help at the point of viewing to ensure you get the right information needed. This is not just information around the property but also around the onward movements for the current homeowner.
After you have found a property you want to buy, picking a mortgage adviser is super important. Our advice is to use an independent financial adviser. This is key! Financial Advisers can give you advice and they can help if there is a problem. If you go direct to a bank you are more often than not dealing with someone who can’t actually advise. They also will only have the selection of mortgages to offer within the bank… an IFA can access most of the mortgage market.
Solicitors… We could write all day about the conveyancing process, but simple tip today is that you more often than not get what you pay for. A local solicitor with positive google reviews and recommendations is normally a safe bet. If you go for cheap and online the chances are it will be hard work. This comes from decades of experience and even if you are buying via another estate agent, we are more than happy to offer you some free advice.
The last piece of advice is to remember properties will come on the market every day. At some point you have to go with your gut feeling and commit, don’t become that person that who always wants one more viewing or you will find you will be searching forever. Have a tick box of three MUST haves and three WANTS. If you can get the three must haves and tick one or two of the wants you have done fantastically well.
