Questions to ask before a viewing 

1.    How long has the property been on the market?
Rightmove can be a good indicator however if there have been price reductions the date the property first went on the market will not show up so best to check with the estate agent if this is the case. They should also inform you of any previously rejected offers or sales that fell through and why. 
2.    What is the area like?
Ensure the immediate area suits your needs and local amenities/ transport links are close by if required. You can ask your estate agent or check out maps online. Sometimes it is sensible to do a drive by to check before a viewing to make sure you are happy with the location
3.    Does the property have adequate parking for your needs?
Ensure the agent informs you if it is not clear on the property details, also another thing to check on a drive by
4.    Are there any renovation works required to the property?
The estate agent should be able to advise on what sort of works might be required and an approximate range of costs so it can be worked into your budget
5.    What is the outside space like?
Depending on the property type, think of your needs in terms of garden space. If you are a sun worshipper, a north facing garden could well be a deal breaker even if the house is perfect or if you need plenty of space for the kids to kick a ball around you’ll want more than a courtyard garden. Best to check as some photographs can be misleading.

Questions to ask whilst on or after the viewing

If you are keen on the property, the answer to these questions may help you decide whether to put an offer forward:
1.    What is the vendors position?
This is particularly important if you or the vendor are under pressure to move quickly 
2.    Why are they selling the property?
This could uncover an issue with the property or location that is not immediately apparent
3.    What do the current owners spend on their bills?
To ensure you can afford the monthly outgoings of all the utility bills and council tax is important. You could also research the possibility of adding solar panels etc. 
4.    How long have the current owners lived there and what did they pay for it?
I include this information in my key facts for buyers report (emailed over prior to viewing a property with me) If this information hasn’t been made available, ask the question. If considering an offer, don’t forget to ask the estate agent for evidence of recent sold prices and if there have been any rejected offers on the property

Questions for leasehold properties/ flats:

1.    Who is the freeholder?

2.    How long is the lease?

3.    If it’s a shorter lease length, what would be the cost of extending it?

4.    What are the annual costs such as service charge and/or ground rent?

5.    When were the communal areas last refurbished?

6.    Are there any works planned for the near future?

7.    Is there allocated parking as well as parking for visitors available?

8.    Do you have access to any storage space, such as secure bike storage?

9.    How often are maintenance works carried out on the building?

10.    Are pets allowed?

11.    Is there a lift in the building?

12.    Who is the managing agent?

13.    How good is the sound proofing?
