Over 18 years of working in the property industry I have seen plenty of properties and sold serval myself too.  These are the tips I would give family and finds before even talking to an estate agent.

1. Say good bye to Christmas: Remove Christmas decorations and declutter, especially if you have children with toys and wrapping paper scattered around.

2. New Year sort out: Take the opportunity to declutter and freshen up your home by sorting through wardrobes, cupboards, and drawers.

4. Bring the colour: Arrange flowers, plants, and decor to enhance the visual appeal of your property for photographs and virtual tours.

7. What can you really afford: Consult with your bank and a local mortgage advisor to understand your financial options and determine your budget for buying a new property.

8. Make that wish list: Identify three non-negotiable features you need in your new home and three additional features you'd like to have, helping you prioritise your search criteria.
